PLEASE TAKE NOTICE that the Zoning Board of Appeals is requested to grant two (2) variances from the zoning ordinance to construct a patio at 2495 Pontiac Drive, Sylvan Lake, MI 48320. This property is in the R1 Residential zoning district.

Maximum Lot Coverage - Section 78-296. Area, bulk, height and placement requirements
Maximum lot coverage shall not exceed 35% of the lot area. The current lot coverage is approximately 2,461 sq. ft. (appx. 44.9% of the total lot area). The applicant will be removing some patio areas and replacing others.
The lot as platted totals approximately 4,000 square feet in area, allowing total lot coverage of 1,400 square feet. However, on the lakeside, the actual property extends about 28 feet beyond the platted property line to the seawall making the total area of the property approximately 5,472 square feet, allowing total lot coverage of 1,915 square feet. The proposed lot coverage is 2441 square feet.
- The proposed lot coverage of the platted lot is 61.02%, requiring a variance of 26.02% (1,041- sq. ft) OR
- The proposed lot coverage of the total lot is 44.6%, requiring a variance of 9.6% (526 sq. ft.)
Front Yard Setback – Section 78-296. Area, bulk, height and placement requirements
This property has two front yards. The minimum required front yard setback is 30’ from the street side and 30’ from the lakeside.
- Front yard - Lake. The applicant is proposing an at-grade patio adjacent to the existing property line (seawall) along the lake of zero (0) feet, requiring a variance of 30 feet.

According to the provisions of the Zoning Ordinance, we are notifying all property owners within 300 feet of the parcel in question that the Zoning Board of Appeals will hold a Public Hearing on November 30, 2021, at 6:00 p.m. or shortly after, at the Sylvan Lake Community Center, 2456 Pontiac Dr., to hear and consider any objections to granting this variance. Written comments may be emailed to Cityhall@sylvanlake.org, mailed, or dropped off at City Hall until 4:00 p.m, November 30, 2021.

Notice is hereby given that the Sylvan Lake Board of Review will hold a meeting on December 14, 2021, from 9:00 a.m., at the Bloomfield Twp. Assessor’s Office located at 4200 Telegraph Rd, Bloomfield Hills, Michigan, 48303.
The board will meet to correct Qualified Errors, and to consider appeals related to the Principal Residence Exemption, Qualified Agricultural Exemption, Taxable Value Uncapping, the Qualified Start-up Business Exemption, the Disabled Veteran’s Exemption and the Poverty Exemption.
