General Instructions

This calculator is designed to provide tax estimates by multiplying the property values entered and the most current millage rates available.

The calculator can provide estimates for summer taxes, winter taxes, or both.

* For new homeowners, please enter half of the purchase price of your property.

** For existing homeowners, please enter the current taxable value of your property.

Tax Notice

Summer taxes shall be due and payable July 1st through September 14, 2010; at City Hall, located at 1820 Inverness. Residents can sign up to have their taxes automatically debited (go to downleadable Forms) or pay by credit card through Oakland County, paylocaltaxes.com

All taxes paid after September 15, 2010, there shall be added a two (2) percent penalty together with interest at a rate of one-half (1/2) of one (1) percent for each month or fraction of a month intervening between the first day of July and the date of payment. Any tax payers eligible for deferment of summer property taxes shall file their intent to defer with the City Treasurer by September 14, 2010.

Winter Taxes shall be due and payable December thru February 14, 2011; at City Hall. Starting February 15, 2011 a 3% penalty applies.

Starting March 1st taxes are must be paid to the Oakland County Treasurer. If you are paying during the month of March you must first stop in at City Hall to get a revised statement form to take with you.

Understanding Taxable Values

Assessment notices have gone out. Some taxpayers will see their taxable value increase by 4.4% (the highest in the last 15+ years). With today's economy and housing market this will be confusing to many people. To assist with these calls, a link to the STC CPL(Consumer Price Level) Memo and a link to CPI(Consumer Price Index) FAQs (located on the US Labor Statistics web site) has been added.

The STC Memo cites MCL 211.34d, gives the US CPI numbers used to calculate the Michigan CPL, gives the formula showing how the taxable value is to be increased and gives clear direction that local units cannot develop or adopt their own percentage.

The US CPI FAQs are very clear and complete in explaining what it is and how it is developed.

To access tax information you will need to enter your 10-digit parcel ID number. You can get assessed and taxable values, current and delinquent taxes and if there is a property exemption or special assessments. There is no charge for this service.
