Building Department Services
The changes in building department services will be significant but not difficult. Please be patient as we all make changes in the process for zoning, building and other trade permits. We expect to become more streamlined as we learn.
There are many documents that you can get below that will help you understand what information is necessary to obtain a zoning, building, plumbing, electrical or mechanical permit. This letter is not intended to explain all of the information necessary to obtain permits or request inspections. It is merely intended to explain the process.
There are two main categories of permits - zoning and construction.
Zoning Permits
Zoning Permits are submitted for approval at Sylvan Lake City Hall. Generally, zoning permits are required for anything that is installed or added onto your property. If it affects the “footprint” of the property, it needs a zoning permit. A new home, addition, garage, shed, deck, patio, driveway, fence, play structure, A/C or Generator and any work done in the road right-of-way are examples. The application for a zoning permit explains what additional documentation is required.
If you have questions regarding a zoning permit, please call Sylvan Lake City Hall at 248-682-1440.
Construction Permits
Building, plumbing, electrical and mechanical permits will be applied for and obtained at the Bloomfield Township Building Department. Sylvan Lake City Hall will not accept these applications. However, the applications and handouts may be obtained at City Hall, as well as online.
If you have questions regarding building, electrical, mechanical,or plumbing permits, or the permit process, please call the Bloomfield Township Building Division at 248-433-7715. They will also provide information regarding necessary inspections and how to request them.
Which permit(s) do I need?
There are some improvements that will only require a zoning permit, such as a fence or driveway. Some will require both a zoning permit and various construction permits. Things like a new home, decks, additions and A/C units are a few examples of these. Some improvements may only require construction permits; Interior remodeling, new windows, roof, siding, furnace, or water heater are examples.
If a zoning permit is required, you will submit the completed application and application fee, along with all of the supporting documentation to City Hall for approval. When the approval process is complete, you will be contacted to come and pick up the approved plans and application and pay any addition review fees. If you only need a zoning permit, you may begin the improvements you were approved for.
If a Zoning Permit and Construction Permit(s) are required, there are two steps for approval. First, you must complete the zoning permit process outlined above. Then you will need to pick up your approved plans and approved application and take them to Bloomfield Township Building Division to obtain the remainder of your construction permits. Bloomfield will not issue any permits that requires a zoning permit unless you present them with an approved zoning permit from Sylvan Lake. Bloomfield Township will collect the fees for construction permits.
If only a Construction permit(s) is required, you may go directly to Bloomfield Township to apply for the necessary permits.
